One-shot deal example or why brokers don’t co-broke the One-Shot Deal

The numbers used here are for illustration purposes only. Although most brokers pay their agents 60% of the broker’s fee this can and does vary.

The Examples

No Co-Broking The One-Shot Deal

  1. Rent = 1250.00
  2. The program will pay ½ of 1250.00
  3. Broker’s fee = 625.00
  4. Agent’s fee = 60% of Broker’s Fee
  5. Agents fee = 365.00
  6. Broker’s final fee = 260.00

With Co-Broking The One-Shot Deal

  1. Rent = 1250.00
  2. The program will pay ½ of 1250.00
  3. Broker’s fee = 625.00
  4. Co-Broker Fee = 50% of Brokers Fee
  5. Co-Broker fee = 312.50
  6. Both brokers have agents that facilitated the deal. Both agents get 60% of their broker’s fee
  7. Co-Brokers Agent fee = 60% of 312.50 which = 187.5
  8. Brokers Agent fee = 60% of 312.50 which = 187.5
  9. Both brokers final fee = 125.00 each

Analysis

Renting an apartment through a program is more time consuming and frustrating than a regular rental. As you can see to co-broker this type of rental is just not worth it.
